Lease Takeover for Room in 4bd/2bath in Rochester

Hello! I am moving out of Rochester and looking for someone to takeover my lease in a 4 bed 2 bath house starting February 1st. The lease goes until the end of June 2025.
Rent is $662.50/month + utilities (which end up being ~$60/month).
The house is located a very short walk from Saint Mary's and Fresh Thyme Market. It is about a 20 minute walk to downtown Mayo/Rochester.
The house has a washer and dryer and the kitchen is equipped with a modern fridge, dishwasher, stove, oven, and microwave. There is a spacious living room and dining room and plenty of storage space in the basement.
The current occupants are 3 female Mayo employees and a friendly cat.
