sublease room with bathroom for rent Rochester, near RMH/SMH

Salutations! Me and my roommate are looking to sublease a room in a house we are leasing near downtown Rochester (available 5/1/26). The property is within walking distance between RMH and SMH (15-20 min walk for both). The room itself comes furnished and has its own bathroom. The driveway is single lane and currently only one car is parked there (so room for 1-2 more). It is a smoke free property and would prefer to keep it that way. My roommate and I both work at Mayo and are women and would prefer our third person to be female as well. We have 2 dogs and are both house trained ... 99.9% of the time. The max for pets on the property per landlord is 2, so no additional pets can be housed. Base rent is $633.33 plus an even split with utilities (if you need averages let me know, they vary between winter/summer months). I'm the one doing snow removal and lawn care so that wouldn't be expected for our prospective housemate. Our lease is signed from April to April, but you don't have to sign a 12-month lease (the # months you're looking to rent is negotiable).
